Off the main routes the village roads are the usual mix. The B2219 Bolters Lane runs off the A2022 at a mini roundabout into the village and carries The Horseshoe parade, Banstead Library at SM7 2AW and Banstead Priory School at SM7 2AJ. Banstead High Street runs north from The Horseshoe, and the Development Management Plan designates 136 to 168 High Street as Opportunity Site BAN1, with BAN2 at The Horseshoe and BAN3 at Banstead Community Centre also allocated. Westwards the A2022 becomes Fir Tree Road towards Epsom Downs, and at Burgh Heath the A240 Reigate Road meets the A217.
What comes out of the ground here is chalk country, not London Clay. A ground investigation for the Banstead Priory School site on Bolters Lane recorded 0.4 to 0.7 metres of made ground over 1.4 to 3.5 metres of superficial clay and flint deposits sitting directly on chalk bedrock, with no groundwater to five metres depth, and identified a potential solution feature, a natural cavity in the chalk, north of the proposed building that may influence foundation design. Site drainage there relies on soakaways discharging to the chalk. For a grab lorry that means flinty clay over chalk, heavy when wet, and it means dissolution features can appear at rockhead on a deep dig.
