Start by naming the job, because that is what sets the price and the method. Our site clearance services split into builders clearance, garden and green waste clearance, pre-build clearance and void clearance, and a quote that does not say which one it covers is not much use to anyone.
Builders clearance deals with what a trade leaves behind: rubble, hardcore, broken concrete, demolition waste and packaging. Garden and green waste clearance takes turf, soil, stumps, cuttings and the old slabs and sub-base underneath a patio. Pre-build clearance takes a plot back to bare ground so a setting-out crew can work. Void clearance empties a property between tenancies or before a refurbishment.
Loads are lifted by grab lorries with regularly inspected Epsilon cranes, carrying 20 cubic yards and up to 16 tonnes per job, subject to loading and road restrictions. Reach is up to 7.5 metres from the side of the vehicle, depending on the vehicle and the site, which is what makes rear gardens and hoarded plots workable without a barrow run to the kerb.
Sutton enforces more of its town centre with cameras than most South London boroughs, and a clearance job planned without that in mind gets expensive quickly. Sutton High Street is a camera-enforced pedestrian zone with enforcement at five separate High Street locations plus St Nicholas Road and Throwley Road, and the hours vary by location, from midnight to 6am and 10am to midnight, through to at all times. Collingwood Road carries a camera-enforced 7.5 tonne weight restriction in force at any time, which rules out a loaded grab lorry entirely. Kimpton Road is a camera-enforced restricted route at any time, and there is a camera-enforced no-entry on Gibson Road.
The through routes are their own problem. The council’s Local Implementation Plan lists the A217 Oldfields Road and the A232 among the borough’s red routes linking central London to the GLA boundary and the M25, and names Sutton town centre, where the A232 passes through, as a major pinch point and source of congestion. The A297 at Rose Hill roundabout is a Tier 2 London Distributor and the council’s 2023 air quality report describes that roundabout as connecting to the highly congested A297. The Rose Hill bus lane runs Monday to Saturday from 7am to 10am and from 4pm to 7pm for local buses and taxis only. In the centre, St Nicholas Way serves the Civic Offices at SM1 1EA and Throwley Way is where a new pedestrian link to the High Street is planned.
Out of hours is controlled too. The London Lorry Control Scheme requires HGVs over 18 tonnes to hold permission to use restricted roads from 9pm to 7am Monday to Friday and from 1pm Saturday until 7am Monday, including bank holidays, with an operator penalty of 550 pounds and a driver penalty of 130 pounds. There is an air quality dimension as well: an Air Quality Management Area covering the whole London Borough of Sutton was declared on 1 June 2013, and the council’s Air Quality Action Plan 2024-29 commits it to enforcing the London-wide Non-Road Mobile Machinery Low Emission Zone standards on construction plant. If your clearance involves a mini digger or a crusher, that applies to you and not just to the lorry.
Ground conditions vary more sharply than the size of the borough suggests. Sutton’s Preliminary Flood Risk Assessment records London Clay in the north and Chalk in the south, so excavated material from sites a short distance apart can change from heavy clay to chalky, free-draining ground, and the council notes that surface water in the south of the borough is managed through linked soakaway systems rather than a piped Thames Water network. There is no shortage of work driving clearance either: a 740-home town centre regeneration with Genr8 Kajima Regeneration Ltd covers the St Nicholas Shopping Centre, the Civic Offices, Gibson Road car park and the Secombe Theatre, 276 homes at Elm Grove will replace 73 outdated 1970s buildings with first homes expected in 2028, Beech Tree Place off St Nicholas Way has grown to 92 homes due to complete by June 2026, and the London Cancer Hub at Cotswold Road in Belmont is a five-hectare scheme targeted for completion in 2035.
Every load away from a Sutton site is covered by a waste transfer note. Duty of care makes the producer of the waste responsible for what happens to it, and the transfer note is the evidence that it went to a registered carrier. Keep it with the job file rather than in a van door pocket.

Doing it yourself is harder here than people expect. The borough’s Household Reuse and Recycling Centre at Kimpton Park Way, SM3 9QH, is a household site, and the council states plainly that it is illegal to dispose of trade waste there. Vans and large vehicles are admitted only Monday to Friday from 9am to 4pm and Saturday from 9am to 12.30pm, with no access on Sundays or bank holidays, and a time slot has to be booked.

Whichever type it is, the material leaves with a registered carrier and is recorded on a waste transfer note.
Asbestos, gas bottles, batteries, railway sleepers, mattresses, tyres, fridges, freezers, paint, chemicals and liquids are not accepted on a standard booking. None of that is unusual on a void clearance, so the list is worth reading before the day rather than discovering it when the crew is standing in the hallway.
Soil, stones, muck, concrete, rubble, hardcore, demolition waste and green waste all leave with us without difficulty. And where a cleared plot needs building back up, the return leg can bring MOT Type 1, crushed concrete, ballast, sharp sand, building sand, topsoil or shingle.
If a restricted item is on site, say so when booking. It can usually be dealt with by a separate arrangement, which costs less time than a part-loaded lorry leaving with the job half done.
About 4.3 miles and roughly 13 minutes for a car, using the A232 Croydon Road and then the A24 through Sutton High Street. Add roughly 15 to 20 per cent for a loaded eight-wheeler, and rather more if the job sits behind the town centre restrictions described below.

That is exactly the kind of detail worth settling before the day, and we will work out a legal approach for the address rather than risk a penalty charge against the job.
